Choose the level of detail that matches the property, its age, and the level of reassurance you need.
Suitable for many conventional homes in reasonable condition. This report highlights significant defects, urgent matters, and issues that may affect value or future maintenance.
A more detailed survey for older, larger, altered, or visibly defective properties. This report gives deeper insight into construction, defects, repairs, and ongoing maintenance.
Defect Diagnosis
We assess visible signs of cracking, damp, moisture penetration, timber decay, roof defects, rainwater goods and masonry deterioration. Our approach considers potential underlying causes—not simply the visible symptoms—and provides clear recommendations for proportionate next steps.
We consider thermal movement, shrinkage, differential movement and potential structural movement. Cracks alone do not prove subsidence; their pattern, context and any associated defects inform whether specialist assessment is needed.
We consider possible penetrating damp, condensation, plumbing leaks, ground moisture and ventilation problems. Appropriate repairs depend on identifying the likely moisture source.
We recommend remedial works intended to address the underlying cause, rather than simply covering up the symptoms, and identify where further testing or specialist investigation is required.
Where separately instructed and agreed, we can discuss oversight of repair works, including review of proposed methods and workmanship against the agreed scope. Availability and fees are confirmed before appointment.
Clear, practical guidance: We assess what is reasonably accessible within the agreed scope, explain limitations and recommend an appropriate contractor or structural engineer when necessary. A visual inspection cannot guarantee the definitive cause of every defect.
